About Opendoor
Opendoor buys homes directly from owners in many US metro areas. You enter your address and some details, get an estimated cash offer within about a day, then a final offer after a photo tour in the app or a visit from an agent. If you accept, you pick a closing date and skip listing, staging and showings; Opendoor then repairs the house and resells it. A newer option pays part of the money up front and the rest once the home sells. Opendoor also sells its renovated homes to buyers, offers its own mortgages, and works with agents representing sellers. It is free to request an offer, but the final number includes a service fee and a deduction for repairs, so sellers usually net less than on the open market in exchange for speed and certainty. It runs on the web and on iOS and Android, and only in the states and cities it serves.
Best for: US homeowners who value a quick, certain sale over getting the highest possible price.

Pros and cons
What works
- Estimated offer within about a day, no showings or staging
- Seller picks the closing date and can cancel before closing
- Option to take part of the money now and the rest after resale
Why people leave
- Program fee and repair deductions usually mean a lower net than listing
- Only available in the US markets it serves
- Offer price is set by Opendoor's model, with little room to negotiate
